Cost Segregation Studies
A Cost Segregation Study (CSS) is a valuable strategy utilized by property owners
to improve cash flow and their bottom-line. The goal of the CSS is to identify assets
within a building so the owner can take advantage of more favorable depreciation
terms. It is critical that the costs of these various assets are tracked properly
in order for the owner to achieve the largest benefit from the CSS. Aurora’s in-house
CPA, estimating department and project managers have, on numerous occasions, created
controls to assure that throughout the design, value engineering, purchasing and
change order phases of the project, costs are properly segregated to allow the owner
to effortlessly gather all of the necessary information to complete the CSS.
