Aurora Contractors was the Construction Manager and Tenant Coordinator for this 90-acre business and shopping center, located in Farmingdale, New York. The retail and business space totals approximately 850,000 square feet. The site is home to a school, radio station, and internet company, as well as more traditional chain retail stores and restaurants such as Modell’s, Staples, Dave & Buster’s (formerly Jillian’s), Applebee’s and Home Depot. The Jillian’s build-out consisted of 16 bowling lanes, five (5) bars and two (2) restaurants.

Aurora was responsible for contending with the unique site conditions associated with the project. Prior to this construction, the site was occupied by a company that manufactured military aircraft. An extensive tunnel system existed to move the aircraft from its manufacturing facility to the adjacent airport. Aurora was required to remove the tunnels, address any contaminated soil conditions and coordinate the removal of the contaminated fill under the supervision of the DEC. To achieve this end, Aurora created a logistics plan so the work did not interfere with the adjacent airport. Aurora also assisted in the creation of new traffic patterns and roadways.

Aurora also assisted greatly in the design of the project. The project’s genesis was to integrate a sport, entertainment and retail facility. However, after construction had begun, some major tenants reconsidered signing. The situation forced the owner to convert the site into a more traditional shopping center. Utilizing our experience and exemplary communication skills, Aurora was able to assist the owner to redefine the site, while maintaining the core budget.
